Why visibility in AI systems is not solely a function of your communications

The European Real Estate Brand Institute has been measuring the positioning strength of real estate brands longitudinally for 18 years: over 2,000 brands, 23 sub-sectors, 45 markets. The REB Brand Value Study 2026 covers 1,173 brands and forms the basis of the REB 500. The AI Brand Memory measurement programme builds on this. This Board Read is the first published extract: five sub-sectors of institutional trust, Germany, 50 brands.

The strategic briefing AI Real Estate Brand Intelligence introduced Brand Memory as a C-level concept. White Paper 01/2026 defined the dimensions. This report delivers the first empirical measurement.

The Consistency Gap is not a reputational deficit. It is the measurable difference between what industry experts judge about positioning strength and what AI systems recall about the same positioning attributes.

Two uncomfortable findings

Finding 1 · Strong brands lose more on average.

AI memory follows expert judgement (r = +0.50), but in attenuated form. The higher the expert judgement, the greater the loss on average (r = −0.39). Positioning strength does not protect against loss.

Finding 2 · A model change shifts visibility by +24.9 pts.

One provider replaced its model during the survey period. The four parallel systems remained within the normal noise corridor. The shift is attributable to the model change, not to any brand actions.

The question is not: How do we become more visible? The question is: How do we ensure that our brand is recalled correctly, consistently, and on an evidence basis — regardless of which model is currently active? That is AI Memory Resilience.

In sub-sectors of institutional trust, AI systems are becoming the primary source of information: ahead of the adviser, the website, and the network. Those who are absent or misrepresented there lose out before the first contact takes place.

Core finding: Visibility, not assessment

The data reveal a clear dichotomy: when AI systems name a brand, they describe it predominantly correctly. But they name it rarely. The four visibility KPIs average between 22.1 and 27.5 points.

Industry experts and AI systems assess the same attributes across four positioning levels. The largest gaps are in Trust & Responsibility and Transruption. The knowledge gap is not random: it follows the structure of the evidence, not the strength of the positioning.

Banks achieve the lowest gap of all segments. The most plausible driver is the regulatory publication requirement: machine-readable mandatory reports are what AI systems preferentially draw on. This advantage is structural in nature, not communicative.

The model change as a field experiment

On 19 August 2026, one provider (System A) replaced the underlying model. Visibility across 50 brands rose in that system from 15.3 to 38.7 points. The four parallel systems changed only within the normal noise corridor during the same period (−0.3 to −2.7 pts). Adjusted for this, the net effect is +24.9 pts. No company had taken any action.

Implication — A risk without any action of one's own

Model changes in AI systems shift brand visibility without prior notice and without the possibility of retrospective intervention. This is a structural corporate risk — not a communications problem.

Accountability

Platform risk belongs in corporate governance, not in campaign planning. The decision-making level determines the capacity to respond.

Measurability

What is not measured continuously goes unnoticed. The model change would have gone entirely undetected without ongoing measurement.

Attributability

Without comparative measurement across multiple systems, it is impossible to distinguish whether a change reflects one's own actions, competition, or a platform decision.

Two of the four action areas are measurement tasks, one is a governance task. Only one requires content work. The assignment is deliberate: platform risk is a leadership question, not a campaign question.
